Architect fees for a villa in Italy: what to expect in 2026

Architect fees for a villa in Italy typically range from 8% to 15% of the construction cost for a luxury project, depending on the scope of services, the complexity of the design and the experience of the studio. For a complete service — concept design, developed design, planning application, construction documentation and site supervision — our fees for a luxury residential project begin at approximately 12% of construction cost for projects above €2 million in construction value. These are the same figures you will find in our guide to luxury villa costs in Italy; this page explains how to read them.

It is not a quotation. A real fee is agreed in writing, on a specific project, after a first meeting. But knowing how architect fees for a villa in Italy are calculated, what they include and what is added on the invoice lets you compare two proposals without surprises.

How architect fees for a villa in Italy are calculated

For architect fees for a villa in Italy, three arrangements are the most common. It is worth knowing which one you are being offered.

A percentage of the construction cost

The most common form for a villa: the fee is a share of the value of the works and rises or falls with the actual construction cost. It protects both sides, because the architect has an interest in optimising the budget and the client pays in proportion to what is built.

A fixed fee per stage

A fixed amount for concept, planning design, construction design and site supervision. It is clear and predictable, but it works well only if the brief is defined from the start: if the brief changes, so does the amount.

Time-based, for consultations

For a site visit, an opinion on a plot or a review of someone else’s design, an hourly or daily rate can be agreed. It is not the right way to pay for a complete villa project.

What architect fees for a villa in Italy cover

A full service, and so the architect fees for a villa in Italy that pay for it, covers the whole route, from the first idea to handover. A serious practice should be able to describe each of these clearly:

  • Concept and developed design: volumes, layout, materials, relationship with the landscape.
  • Planning application: drawings and management of the permits with the municipality.
  • Construction design: working drawings and documents for the contractors, also in BIM.
  • Coordination of consultants: structure, systems, landscape and interiors.
  • Contractor selection and management: comparing offers and checking the contract.
  • Site supervision: regular visits, quality control and closing out the final works.

If a studio cannot describe these items clearly, be cautious: a low fee that leaves out site supervision often costs more, because mistakes on site are paid for twice.

What architect fees for a villa in Italy usually leave out

On a villa project, the specialist consultants (structural and systems engineering), the landscape and the pool are normally priced separately from the architect’s fee. Interior design works on another scale: according to our cost guide it can run from 5% to 20% of the construction cost, depending on whether you choose a curated furniture selection or a fully bespoke interior. Always ask for a written list of what is included and what is not.

On the invoice: the Inarcassa contribution and VAT

Two items are added to architect fees for a villa in Italy. The integrative contribution to Inarcassa is 4% and, as the fund states, it can be charged back to the client (Inarcassa, the architects’ pension fund (in Italian)). VAT on professional services is, as a rule, the ordinary rate of 22% (Italian Revenue Agency (in Italian)). Your accountant will confirm how they apply to your case, including any reliefs on renovation works and the position of non-resident clients.

An example, only to show the order of magnitude and not as a quotation: with a construction cost of €2.5 million and a fee of 12%, the fee is €300,000; the 4% integrative contribution adds €12,000, and VAT applies on top.

What Italian law requires: a fee agreed upfront, complexity and insurance

The fee of a professional is agreed when the commission is given: the architect must tell the client the degree of complexity of the work and the foreseeable costs until completion, and the fee must be communicated in advance with an estimate that shows, for each service, the cost items including expenses, charges and contributions (article 9, paragraph 4, Decree-Law 1/2012 (in Italian)). The architect must also tell the client, when taking the commission, the details of the professional indemnity policy and its limit (Presidential Decree 137/2012, article 5 (in Italian)).

In practice, to know what architect fees for a villa in Italy really mean for you, ask for three things in writing: the estimate with the items by stage, the list of what is included and excluded, and the details of the insurance policy.

How to compare architect fees for a villa in Italy

  • Same basis: compare the percentage or the amount on the same scope of services, site supervision included.
  • How defined the project is: a fixed fee on a vague brief can change along the way.
  • Who coordinates the consultants: if the architect does it, it is work to be paid for; if it falls to you, it costs time and risk.
  • Built projects: look at finished villas by the studio, not only renders; ours are in the projects section.
  • Who follows the site: site supervision is where a project is defended.

Mistakes to avoid when choosing an architect for a villa in Italy

Choosing architect fees for a villa in Italy only on the lowest figure: if site supervision or consultant coordination is not included, the difference reappears on site. Signing without a written estimate and a list of services. Not asking for the insurance details. Confusing the cost of the architect with the cost of the villa: the fee is a fraction of the budget, but it decides how well every other euro is spent.
